We build custom spaces within permitted development guidelines, typically avoiding the need for planning permission or building regulations approval.

Our structures adhere to specific criteria, including a maximum height of 2.5m (within 1m of the boundary), the use of non-combustible materials like James Hardie cladding, and a maximum internal size of 30m2. We also consider factors such as the size restrictions relative to your garden area.

During the quoting stage, we discuss additional considerations, such as building height variations for flat roofs.

However, it is essential for homeowners to verify if their property is located in a designated area, such as a conservation area, or if any local restrictions apply.

Additionally, certain trees protected by Tree Preservation Orders (PTOs) may impact the construction process. It is crucial to consult with your local planning department to ensure compliance. Please note that we cannot assume responsibility if proper checks were not conducted, resulting in non-compliance with regulations or council intervention.

We stand behind the durability and quality of our bespoke spaces with comprehensive warranties. Our building structures come with a 10-year guarantee, although their expected lifespan exceeds this.

The James Hardie fibre cement cladding is backed by a 15-year warranty, while the EPDM rubber roof boasts a life expectancy of 40 years with a 20-year warranty. Windows, doors, and glazing units are covered for 3 years, and electrical hardware, including air conditioning and heating units, carries a 2-year warranty.

In the event of any issues, we provide free attendance to rectify them promptly.

Our garden rooms are designed to provide warmth and comfort even during the winter months. With excellent insulation and and array of heating options, you can enjoy the use of our garden rooms all year round.

We offer the option to install partition walls in our larger garden rooms. For more details, please contact us.

Please note that although our garden rooms are designed to be moveable, it’s essential to consider the associated costs. Moving a building incurs charges that may outweigh the feasibility of relocation.
